## Which roofing service do you need?

Start from what you can see. The table matches the most common signs to the page that explains the fix.

## Roof replacement and new roof installation

Once a roof is past its service life, each repair buys less time than the one before. A replacement removes the old layers down to the wood deck, replaces any soft or rotted boards found underneath, and adds new underlayment, flashing and the finished roof: asphalt shingle, tile or a flat roofing system. On a re-roof we take care of the permit and its inspections. Which office issues it depends on the city: inside the City of Los Angeles (Woodland Hills, Tarzana, North Hollywood and the rest of the city) it is the Department of Building and Safety, while Pasadena, Santa Monica, Torrance and the other cities in the county run their own permit process.

## Roof repair, leaks and storm damage

Water usually gets in at a few predictable places: the flashing around chimneys, vents and skylights, broken or slipped tiles, worn shingles, and open seams on flat roofs. The stain inside is often some distance from the real entry point, so a repair starts with tracing the water back to its source. After a storm we can also cover an open roof so it stays dry until the permanent repair.

In Los Angeles, leaks tend to show up with the first storms after a long dry season: about three quarters of the year's rain falls from December through March at the Woodland Hills, Pasadena and Santa Monica weather stations. Near the coast, in Santa Monica or the South Bay, rusted metal flashing is one of the first things we check.

## Flat roofs and torch-down roofing

Flat and low-slope roofs on houses, additions, garages and commercial buildings fail differently from pitched roofs. Water ponds instead of running off, sun dries out the membrane, and seams and parapet edges open up. We repair those membranes and install torch-down roofing (modified bitumen sheets bonded with heat) when the old roof is beyond repair. Inland, heat speeds this up: the Woodland Hills weather station averages over 100 days a year at 90°F or more, against almost none at the Santa Monica Pier.

## Tile roofing

Clay and concrete tiles usually outlast the underlayment beneath them, so a tile roof can leak while the tiles still look fine. Depending on what we find, the work is replacing broken or slipped tiles, lifting the tiles to renew the underlayment and then relaying them, or installing a new tile roof. Tiles crack when walked on the wrong way, which is one reason tile repairs are a job for a roofer.

## Roof inspections

An inspection answers one question before you spend money: does this roof need maintenance, a repair or a replacement? It is the right first step when you are buying or selling a house, after a storm, or when a leak has stopped and you want to know why. We check the roofing material, flashing, vents, gutters and the attic, then explain what we found and what it means for the roof. Late summer and fall, before the December to March rains, is the best time: a problem found then can still be fixed on a dry roof.

## Commercial roofing

Most roofs on offices, shops and multi-unit buildings are flat or low-slope, so commercial work is mainly leak repair, membrane repair and torch-down re-roofing. Besides the C-39 roofing classification, AA California Roofing holds a B General Building license from the state board.

## Roof financing

A new roof is a large bill to pay at once. Financing options, when offered, are subject to third-party lender approval. Ask us about same-day approvals and easy application options.
