# Roof Repair in Los Angeles: Leaks, Storm Damage and Emergencies

AA California Roofing does roof repair in Los Angeles for homes and businesses: we find where the water gets in, repair the shingles, tiles, flashing or flat-roof membrane, and protect the roof right away when a leak cannot wait. We are licensed by the CSLB (#1147688, C-39 Roofing); book an inspection online through our [contact page](https://aacaliforniaroofing.com/contact-us/).

Our office is on Ventura Boulevard in Woodland Hills, and we repair roofs across Los Angeles County, from the West Valley (Tarzana, Canoga Park, West Hills, Calabasas) to the Westside and the South Bay, plus Simi Valley, Thousand Oaks, Moorpark, Camarillo and Oxnard in Ventura County. The office is open Sunday to Friday, 8 AM to 8 PM.

## Where Los Angeles roofs usually leak

Water rarely comes in where the ceiling stain is. It enters at a weak detail, runs along the deck or a rafter and drips somewhere else. These are the places we check first:

| Leak source | What fails | Typical clue inside |
| --- | --- | --- |
| Flashing at walls, chimneys and skylights | Sealant dries out and cracks; metal rusts or lifts | A stain next to an exterior wall, a chimney or a skylight well |
| Pipe boots and vents | Rubber collars crack after years of sun | A spot on the ceiling below a bathroom or kitchen vent |
| Cracked or slipped tiles | Broken tiles let water reach the underlayment, which wears out underneath | Leaks in heavy rain, often well down-slope of the broken tile |
| Worn or missing shingles | Wind lifts shingle tabs; sun-dried shingles crack | Stains along a line, granules collecting in the gutters |
| Flat-roof seams and drains | Seams open; water ponds at clogged drains and scuppers | Leaks near parapet walls or under rooftop AC units |
| Valleys and gutters | Leaves dam the valley and water backs up under the roofing | Leaks at the inside corners where two roof slopes meet |

Many of these failures build up quietly through the long dry months and show at the first real storm. That is why a leak seems to appear suddenly in a roof that looked fine all summer, and why a check before the rainy season costs less than a repair during it.

## Emergency leak help: what we do first, and what you can do now

### What you can do safely before we arrive

- Stay off the roof while it is wet or windy.
- If water is near light fixtures or outlets, switch off that circuit at the breaker panel.
- Move furniture, electronics and rugs, and put a bucket under each drip with a towel inside to stop splashing.
- If a ceiling bulges with water, keep everyone out from under it and tell us when you call.
- Take photos of the ceiling, the attic if you can reach it safely, and any damage outside. Your insurer may ask for them.

### What we do first

The first visit stops more water from getting in: a tarp or a temporary seal over the damaged area, fastened so wind cannot lift it. The permanent repair follows once the roof is dry enough to work on properly, because sealants, adhesives and membranes need a dry surface to bond.

One customer described it this way: "We had a leak in our house, and Amit was incredibly helpful in getting the situation taken care of."

## Will homeowners insurance pay for a roof leak in California?

Generally yes when strong wind or another covered event opened the roof, and usually not when the roof leaked because it wore out. The California Department of Insurance says a homeowners policy would generally pay for damage from "rain coming through a hole in the roof or a broken window, as long as the hole was caused by strong winds or any other covered exposure listed in the policy." Insurers' own guides list wear and tear and missing maintenance as reasons a leak is not covered, so the cause of your leak and the wording of your policy decide it.

Shingles or tiles torn loose by Santa Ana winds are damage from wind. A pipe boot that cracked after years of sun, or tile underlayment that wore out, is wear.

### Call the insurer first or a roofer first?

Protect the roof first with a tarp or a temporary seal, report the damage to your insurer right away, and leave the permanent repair until the adjuster has seen the damage. In full, following the Department's Residential Property Claims Guide (Form 405, revised February 2025):

| Step | What to do | Why |
| --- | --- | --- |
| 1. Stop more water getting in | Stay off a wet roof. Our first visit is a tarp or a temporary seal over the damaged area. | The guide warns that a policy may not cover further damage if reasonable steps were not taken to protect the home. |
| 2. Photograph the damage | The ceiling, the attic if you can reach it safely, and the damage outside, on the day you find it. | The guide says the more information you give about the loss, the sooner the claim can be settled. |
| 3. Report the claim | Call your agent or insurer and ask whether the damage is covered, what your deductible is and whether you need repair estimates. | Reporting the damage starts the claim, and these are the questions the guide suggests asking. |
| 4. Keep every receipt | For the tarp, the temporary seal and any materials you buy. | The insurer reimburses reasonable costs of protecting the property when you keep the receipts. |
| 5. Hold the permanent repair | Let the adjuster see the damage before the lasting repair is made. | The guide says not to make extensive permanent repairs until the adjuster has assessed the damage. |
| 6. Get a written, itemized bid | From a licensed contractor, with the materials and the prices listed line by line. | The guide asks for exactly this. Our written scope lists each item, its material and its price (CSLB #1147688). |

The same guide warns against contractors who encourage spending a lot on temporary repairs, because those payments are part of the total settlement. A tarp or a temporary seal only needs to keep water out until the lasting repair.

### What the adjuster looks at, and what to keep

Before the visit, list what you want the adjuster to see: the guide names cracks in walls, damage to floors or ceilings and missing roofing tiles. Add the roof side of the story, where the water got in and what failed there, which a [roof inspection with photos](https://aacaliforniaroofing.com/roof-inspection/) documents. Keep a log of your calls with the insurer and copies of the letters and emails you send or receive.

The first check is often an advance, not the final payment. If more damage turns up once the roofing is opened, such as rotted sheathing, the guide says the claim can usually be reopened; tell the insurer as soon as you find it.

### Will insurance pay for an older roof?

Damage from a covered event is still covered on an older roof, under your policy's terms; what changes is how much it pays. A replacement cost policy takes nothing off for age and wear, an actual cash value policy pays less for a worn roof, and the wear itself is not covered. Ask your agent which kind you have, and when replacement cost is paid, before the adjuster visits. If the roof is near the end of its life anyway, our [repair-or-replace guide](https://aacaliforniaroofing.com/repair-or-replace-roof/) helps you weigh a full replacement.

| In your policy | What it pays | What it means for an older roof |
| --- | --- | --- |
| Replacement cost | The cost to replace what was damaged with something of similar kind and quality, with no deduction for depreciation | Age and wear are not taken off the payment for covered damage |
| Actual cash value | The current market value of what was damaged | A worn roof is worth less, so the same damage pays less |
| Ordinance or law coverage (an optional endorsement) | The extra cost of rebuilding to the building code in force today | Replacing more than 50 percent of a home's roof brings in the Energy Code re-roof rules covered further down this page; without this coverage, the extra cost of meeting them can be yours |

## How a roof repair visit works

1. **The call.** We ask where the water shows, when it started, the roof type and its age if you know it. Photos sent by email help us arrive prepared.
2. **Inspection.** We check the roof and, where there is access, the attic, tracing the water back to where it enters.
3. **Photos and a written scope.** You see what we found and get a written scope: what will be repaired, with which material, and the price.
4. **Repair.** Damaged shingles or tiles replaced, flashing resealed or rebuilt, seams or membrane patched.
5. **Check and cleanup.** We check the repaired area, clear the debris and show you photos of the finished work.

A reviewer summed up an inspection visit in one line: it was done "without any tricks or hidden fees".

## Repair or replace: when a repair stops making sense

A repair is the right call when the damage is in one place and the rest of the roof is sound. It stops making sense when:

- leaks keep appearing in new places after each repair;
- the covering is worn across whole slopes, not in one spot;
- the deck is soft or rotted over a wide area;
- the underlayment under a tile roof is brittle throughout, so each fixed leak is followed by the next one.

Size matters for the code as well. California's Energy Code applies its re-roof rules, including cool roof requirements, when more than 50 percent of a home's roof surface is replaced, so a job that large is permitted and planned as a replacement. When replacement is the better answer, our [roof replacement page](https://aacaliforniaroofing.com/new-roof-installation/) explains the process, and our [repair-or-replace guide](https://aacaliforniaroofing.com/repair-or-replace-roof/) compares the two options in depth.

## What drives the cost of a roof repair

We price a repair after seeing the roof, not over the phone. These are the factors behind the price:

- **Access.** Height, pitch, and whether the area can be reached safely.
- **Finding the source.** A leak traced to one pipe boot is a short job; water that travels along the deck takes longer to track down.
- **Matching material.** Discontinued shingle colors and older tile profiles can be hard to match, so salvaged or close-match pieces may be needed.
- **Hidden damage.** Rotted sheathing or wet insulation found under the repair area adds work.
- **Flashing.** Resealing takes less time than tearing out and rebuilding the flashing at a wall or chimney.
- **Urgency.** Temporary protection during a storm is a separate step from the permanent repair.

The written scope lists each item, so you see what you are paying for before work starts.

## Tile, flat and shingle roof repairs

### Tile roof repair

Broken tiles are replaced and slipped tiles reset. When the leak comes from worn underlayment, the lasting fix is to lift the tiles in that area (or across the whole roof), lay new underlayment and reset them. In the City of Los Angeles, the LADBS express permit list includes removing roof tiles, applying new underlayment and resetting the tiles, with no cool roof compliance required for that work. Our [tile roofing page](https://aacaliforniaroofing.com/tile-roofing/) goes deeper into tile types and their underlayment.

### Flat roof repair

On flat and low-slope roofs we repair split seams, blisters and the flashing at parapets, drains and rooftop equipment, and we recoat membranes that are still sound. Applying an approved coating to an existing roof is also on the LADBS express permit list. Our [flat roof repair page](https://aacaliforniaroofing.com/flat-roof-services/) covers ponding, torch-down membranes and when a flat roof should be re-covered instead.

### Shingle roof repair

Wind-lifted or cracked shingles are replaced and sealed down, pipe boots and vent flashing are replaced, and exposed nail heads are sealed. If the shingles around the repair crack when they are lifted, the roof is close to the end of its life, and we will tell you so rather than sell a repair that will not last.

If you are buying a home or simply want to know where your roof stands, a [roof inspection](https://aacaliforniaroofing.com/roof-inspection/) gives you a written condition report before anything leaks.

## Roof repair questions

### My tenant says the roof is leaking. How fast must a California landlord fix it?

Within a reasonable time after the tenant tells you. California Civil Code 1941.1 lists "effective waterproofing and weather protection of roof and exterior walls" among the conditions a rental must have, and under Civil Code 1942, if the landlord does not repair within a reasonable time after written or oral notice, the tenant may repair it and deduct the cost (up to one month's rent, no more than twice in 12 months) or move out.

A tenant who acts after the 30th day following notice is presumed to have waited a reasonable time, and a shorter wait can be reasonable when the circumstances require it. On the roof, the order is the same as for any leak: stop the water with a tarp or a temporary seal, then the permanent repair by a licensed roofing contractor (ours: CSLB #1147688, C-39 Roofing). Our [inspections for rental properties](https://aacaliforniaroofing.com/roof-inspection/) come with photos and a written report you can keep on file. This is general information, not legal advice.

### Can a ceiling stain come from the roof if it has not rained?

Yes. Water that gets in at a weak roof detail runs along the deck or a rafter before it drips, as the [leak-source table above](https://aacaliforniaroofing.com/roof-repairs/#where-roofs-leak) shows, and it can sit in the insulation and drywall, so a stain from the last storm can still show or spread weeks later. In Los Angeles, where most of the year's rain falls from November through March, a stain in a dry month is either an old roof leak or a source that runs without rain: a plumbing line, a bathroom or kitchen vent above the ceiling, or an air conditioner's condensate line.

A stain that appears or grows while the weather stays dry points at one of those other sources. A roof inspection checks the roof and the attic above the stain and tells you whether the roof is the cause.
