## Roof repair in Los Angeles when a leak cannot wait

Most calls start with water on a ceiling. On a leak call we trace the water back to where it enters, which is often a flashing, a pipe boot or a cracked tile some distance from the stain. If more rain is coming, the first step is a tarp or temporary seal; the permanent repair follows when the roof is dry, with a written scope and photos of what we found.

While you wait, stay off the wet roof, switch off any light circuit near the water, and move belongings out from under the drip. Our [roof repair page](https://aacaliforniaroofing.com/roof-repairs/) lists where Los Angeles roofs usually leak and how a repair visit works, from the first call to the cleanup. If nothing leaks yet but the roof is getting old, [book a roof inspection](https://aacaliforniaroofing.com/roof-inspection/) instead: you get photos and a plain account of what needs attention now and what can wait.

## Roof replacement: when a new roof beats another repair

Replacement makes sense when the problems are spread across the roof instead of sitting in one spot: leaks in several places, shingles worn bald across whole slopes, brittle underlayment under a tile roof, or a soft deck. Patching that kind of roof only buys time until the next storm.

A replacement also brings code rules with it. Under California's 2025 Energy Code, replacing more than half of a home's roof triggers cool roof requirements in much of the county, and in the City of Los Angeles, LADBS calls for a rated cool roof product on residential replacements of that size. Our [roof replacement page](https://aacaliforniaroofing.com/new-roof-installation/) walks through the process step by step, and our [repair-or-replace guide](https://aacaliforniaroofing.com/repair-or-replace-roof/) helps you decide which one your roof needs.

## Shingle, tile and flat roofs we work on

| Roof type | What usually goes wrong | What we do |
| --- | --- | --- |
| Asphalt shingle | Sun-dried, cracked or wind-lifted shingles; worn pipe boots and flashing | Shingle and flashing repairs, full tear-off and replacement |
| Clay or concrete tile | Broken or slipped tiles; worn underlayment beneath tiles that still look fine | Tile replacement, lift-and-reset with new underlayment, new tile roofs |
| Flat and low-slope (torch-down) | Ponding water, split seams, blisters, parapet flashing | Seam and flashing repairs, coatings, re-covers, new torch-down roofs |

Flat roofs behave differently from pitched ones, so they have their own page: [flat roof repair and torch-down roofing](https://aacaliforniaroofing.com/flat-roof-services/). Clay and concrete roofs are covered on our [tile roofing page](https://aacaliforniaroofing.com/tile-roofing/).

## Commercial roofing for Los Angeles buildings

We also repair and replace roofs on apartment buildings, shops, offices and other commercial properties. These roofs are usually low-slope membranes with parapets, interior drains and rooftop equipment, so the work is planned around tenants, deliveries and equipment shutdowns. Nonresidential re-roofs follow their own section of the Energy Code (Section 141.0), and a cool roof may be required for them, as the LADBS permit bulletin notes. Our [commercial roofing page](https://aacaliforniaroofing.com/commercial-roofing/) covers this work in more detail.

## Our Woodland Hills office and the West Valley

Our office is at 21243 Ventura Blvd #259 in Woodland Hills, and around it we serve Tarzana, Encino, Calabasas, Canoga Park, Winnetka, Reseda, West Hills, Northridge and the rest of the West Valley. Woodland Hills, Canoga Park, Winnetka, Reseda, West Hills and Northridge are all neighborhoods of the City of Los Angeles, so a re-roof there is permitted by LADBS. A standard re-roof is on its express permit list (no plan check), and Van Nuys is the closest of the LADBS permit counters to our office.

Two local details matter for West Valley roofs. The Energy Commission's ZIP code list puts Woodland Hills, Tarzana, Canoga Park, West Hills and Northridge in climate zone 9, where the state's cool roof rules apply to pitched-roof replacements unless the house qualifies for an exception. And homes inside a Very High Fire Hazard Severity Zone need a Class A roof covering when they are re-roofed, so we check the address before recommending materials.

## Areas we serve across Los Angeles County

Our roofers work across all of Los Angeles County, not only near the office: the Valley, the Westside, the South Bay, the San Gabriel Valley, Long Beach, Santa Clarita and the Antelope Valley. Published Google reviews describe our jobs in Santa Monica (a roof repair), Pasadena (a roof replacement) and Torrance (a new roof). In Ventura County we serve Simi Valley, Thousand Oaks, Moorpark, Camarillo and Oxnard.

The rules change with the city. Pasadena and Santa Monica issue their own building permits, while neighborhoods of the City of Los Angeles go through LADBS. Climate zones change too: the Energy Commission's ZIP list places Santa Monica, Torrance and Long Beach in zone 6, Pasadena and the San Fernando Valley neighborhoods above in zone 9, and Lancaster and Palmdale in zone 14, and the cool roof rules differ between them. See every city we cover on our [areas we serve page](https://aacaliforniaroofing.com/areas-we-serve/).

## How to check a roofing contractor in California

The Contractors State License Board (CSLB) gives homeowners a short checklist, and every point can be checked in a few minutes before you sign anything:

1. **Look up the license.** Enter the license number on the [CSLB license check](https://www.cslb.ca.gov/OnlineServices/CheckLicenseII/CheckLicense.aspx). A roofer should hold the C-39 Roofing classification, and the status should be active.
2. **Match the number to the ads.** California requires contractors to show their license number in advertising, bids and contracts, so the number on the truck, the website and the estimate should be the same one.
3. **Check workers' compensation and the bond.** A contractor with employees must carry workers' compensation; the license record shows the policy and the contractor's bond.
4. **Get it in writing.** The contract should describe the work, the materials, the price, the payment schedule and who obtains the permits.
5. **Keep the down payment small.** State law caps it at whichever is lower: a thousand dollars or 10 percent of the price.
6. **Know your right to cancel.** On residential projects you have three days after signing to cancel.

Here is how AA California Roofing checks out on the CSLB record: license 1147688 is active through December 31, 2027, with the C-39 Roofing and B General Building classifications, a $25,000 contractor's bond and a workers' compensation policy on file with the state board. We are also BBB Accredited.

## Roofing questions we hear often

### Do roofing contractors in California need insurance?

A contractor with employees must carry workers' compensation insurance in California, and the CSLB license record shows the policy. CSLB also suggests asking for a certificate of commercial general liability insurance. Our workers' compensation policy is on file with the state board under license 1147688.

### Do I need a permit to replace my roof in Los Angeles?

Yes. In the City of Los Angeles a re-roof is permitted by LADBS, and a standard re-roof with a covering under 6 pounds per square foot is an express permit with no plan check. Other cities in the county issue their own permits. We pull the permit as part of a replacement.

### Is Woodland Hills part of the City of Los Angeles?

Yes. Woodland Hills is a San Fernando Valley neighborhood of the City of Los Angeles, so building permits there come from LADBS, not from a separate city.

### Are your estimates free?

Yes. We inspect the roof and give you a written estimate at no charge, anywhere in our service area.
