# Roofers in Torrance, CA

AA California Roofing is a licensed roofing contractor (CSLB #1147688), and our roofers in Torrance replace and repair roofs on South Bay homes: asphalt shingle, tile and flat roofs, from post-war ranch houses to older homes in the original Torrance Tract. We take each job through the City of Torrance permit process, and Torrance homeowners have hired us for a new roof.

Free estimates can be booked online on our [contact page](https://aacaliforniaroofing.com/contact-us/); our hours are Sunday to Friday, 8:00 AM to 8:00 PM.

## Torrance housing: a city built in the 1950s and 60s

Most of Torrance went up in two decades. Census estimates (American Community Survey, 2020 to 2024) place 32.6% of the city's 59,284 housing units in the 1950s and 27.0% in the 1960s, so about six in ten homes are now more than 55 years old. Only 3.8% date from before 1940. Detached single-family houses make up 53.4% of units, and 55.0% of occupied homes are lived in by their owners.

The City's own history credits one builder, Wilson Development, with a majority of the houses built in Torrance in the 1950s and 60s. Torrance's architectural design guidelines describe the suburban ranch house that grew popular in those decades: one story, a low-pitched gable, cross-gabled or hipped roof, and wood shake or asphalt shingle on top.

That combination shapes most Torrance roof jobs:

- **Old houses hide old layers.** A house from the 1950s has outlived several roofs, and some still carry an earlier layer under the current one. A replacement removes every layer down to the deck (California Residential Code R908.3), which is when soft or damaged sheathing shows up.
- **Low pitch limits the material.** Asphalt shingles need a slope of at least 2 in 12 and a double layer of underlayment between 2 and 4 in 12; clay and concrete tile need at least 2.5 in 12 (CRC R905.2.2 and R905.3.2). Patio covers and additions flatter than that need a low-slope system instead.
- **Wood shake still turns up.** Where an original shake roof remains, plan for new sheathing before shingles go on: the code wants a solid deck of wood structural panels or solid lumber under asphalt shingles (CRC R905.2.1).

## Roof replacement and roof repair in Torrance

As a roofing company working across Torrance, we handle residential roofing citywide, plus commercial roofing for South Bay property owners:

- [Roof replacement and new roof installation](https://aacaliforniaroofing.com/new-roof-installation/): tear-off, deck repair, underlayment, flashing and a new shingle or tile covering.
- [Roof repair](https://aacaliforniaroofing.com/roof-repairs/): leaks, storm damage, cracked or slipped tiles, worn flashing at chimneys and vents, and emergency repairs.
- [Flat roof services](https://aacaliforniaroofing.com/flat-roof-services/): torch-down and other low-slope systems for patio roofs, additions and commercial buildings.
- Roof inspections before a sale, after a storm, or before you decide between repair and replacement.

## Coastal weather, climate zones and your Torrance roof

Torrance runs along the Pacific Ocean with 1.5 miles of beach, and the City describes its climate as mild, with cool sea breezes, low humidity and about 12.5 inches of rain a year. With that little rain, a small leak can go months without showing and then appear after the first big storm of the season. A look at the attic and ceilings after that first storm is time well spent.

Homes near the water, from the Hollywood Riviera to the streets above Torrance Beach, also live with salt air, which is hard on exposed metal such as flashing, vents and fasteners. Corrosion-resistant flashing and fasteners last longer there.

Torrance also straddles two state climate zones, and the zone changes the roofing products the 2025 Energy Code calls for when more than half of a roof is replaced:

| Torrance ZIP code | Climate zone | Steep-slope re-roof (shingle, tile) | Low-slope re-roof (flat) |
| --- | --- | --- | --- |
| 90501, 90502, 90503, 90505 | Zone 6 | No reflectance minimum | Aged solar reflectance of at least 0.63 (or SRI 75), or R-10 continuous deck insulation in its place; no added insulation required |
| 90504 | Zone 8 | Aged solar reflectance of at least 0.20 and emittance of at least 0.75 (or SRI 16), unless an exception applies, such as R-38 attic insulation or a qualifying radiant barrier | Aged solar reflectance of at least 0.63 (or SRI 75) or the deck-insulation trade-off, plus R-14 continuous insulation unless an exception applies |

Sources: the California Energy Commission's climate zones by ZIP code, and the 2025 Building Energy Efficiency Standards, Section 150.2(b)1I for houses (apartment buildings follow Section 180.2). The 2025 code applies to permit applications filed on or after January 1, 2026.

## The City of Torrance permit process for a re-roof

Torrance moved its permits fully online: since January 5, 2026, every plan review and permit submittal must be electronic, through the City's Citizen Access Portal. The steps the City lists:

1. **Zoning Clearance first.** The permit application must include proof of Zoning Clearance from the City's Planning or Environmental Division.
2. **Building permit application.** Filed online with the clearance and any plans. Mechanical, electrical and plumbing work each need their own permit application.
3. **Construction and demolition recycling.** For qualifying projects, residential alterations above a set permit valuation among them, the Permit Center opens a Waste Management Plan in Green Halo. The plan must be approved before the permit is issued; 100% of inert material and 65% of other debris must be recycled, and the disposal tickets must be approved before the final inspection.
4. **Inspections through final** with the Building and Safety Division.

The Permit Center is at 3031 Torrance Boulevard. For the roofs we install, we take care of these steps so the homeowner does not have to.

## Historic homes in the original Torrance Tract

Torrance adopted its Historic Preservation Plan and Ordinance in 2017 to protect the Torrance Tract, the heart of the city's original 1912 town plan. A house becomes a Historic Resource by designation as a Historic Landmark or as part of a Historic District, and the City's register lists ten individual landmarks designated between October 2022 and June 2026.

For a roof on one of these houses, the City's rules are specific:

- Roof replacement on a landmark, or on a house in a historic district, counts as a minor project: it needs a Historic Preservation Administrative Review or is reviewed over the counter by Planning Division staff.
- Ordinary maintenance and repair, and work that needs no building permit, are not subject to project review.
- The project review application asks for material and color samples, roofing included.
- The City's architectural guidelines ask owners to preserve the original roof form and pitch, the material's color and texture, and details such as dormers, vents, eave depth and rafter tails.
- Owners of designated homes can apply for a Mills Act contract, which lowers property taxes in exchange for rehabilitating and maintaining the house to the City's preservation guidelines.

## A new roof we installed in Torrance

From a Google review posted in September 2026: "AA California Roofing did an amazing job on our roof in Torrance. The entire process was smooth and professional from start to finish." The homeowner added that the crew "showed up on time, worked efficiently, kept everything clean," and that "the new roof looks beautiful."

## Torrance roofing questions

### Does the City of Torrance help pay for roof repairs?

Not for major ones. The City's free Home Improvement Program serves Torrance homeowners who are seniors or have disabilities and meet its income limits. It covers minor repairs and accessibility upgrades, but it lists major roof repairs among the services it does not provide.

### Do I need a cool roof in Torrance?

It depends on your ZIP code and your roof. In Zone 6, which covers most of the city, a steep-slope re-roof has no reflectance minimum; in 90504 (Zone 8) it does, unless an exception applies. Replacing more than half of a flat roof calls for a reflective surface or extra deck insulation in either zone.

### Is my Torrance house historic?

Check the Historic Register Inventory on the City's Historic Preservation Program page, and the Torrance Tract Overlay in the Torrance Municipal Code (Article 49). A landmark or district listing adds a Planning review to a roof replacement; ordinary repairs are exempt from that review.
