## Roofing pages for Pasadena, Torrance and Santa Monica

Three cities have their own page so far, each built around a job our customers there have described in their Google reviews and the rules that apply in that city.

- [Roofers in Pasadena, CA](https://aacaliforniaroofing.com/areas-we-serve/pasadena/): a Pasadena homeowner had their roof replaced by our team. The page covers re-roofing a house in Pasadena and the City of Pasadena permit.
- [Roofers in Torrance, CA](https://aacaliforniaroofing.com/areas-we-serve/torrance/): we put a new roof on a home in Torrance. The page covers South Bay homes and the City of Torrance permit.
- [Roof repair and roofing in Santa Monica, CA](https://aacaliforniaroofing.com/areas-we-serve/santa-monica/): we repaired a roof on a Santa Monica home. The page covers leak repair close to the ocean and Santa Monica's own permit rules.

Your city does not need its own page for us to work there. If it is in Los Angeles County or on the Ventura County list above, the same services apply: [every roofing service we offer](https://aacaliforniaroofing.com/services/) is available there.

## City of Los Angeles neighborhood or separate city: why it matters for your permit

The city your house is in decides who issues a re-roof permit. Woodland Hills, Tarzana, Chatsworth and North Hollywood are neighborhoods inside the City of Los Angeles (each sits in one of the City's community plan areas), so a roof replacement there is permitted by the City of Los Angeles Department of Building and Safety.

Pasadena, Santa Monica, Torrance, Burbank, Glendale, Long Beach and the other cities in the table are separate cities with their own permit process, and so are the five Ventura County cities. You do not need to work this out yourself: we take care of the permit with whichever office covers your address. Our [guide to roofing permits in Los Angeles](https://aacaliforniaroofing.com/roofing-permit-los-angeles/) explains which work needs one.

## How the coast, the valleys and the high desert treat a roof

Los Angeles County is not one climate. A roof a mile from the beach and a roof in the Antelope Valley age in different ways, which changes what fails first and what we look for on an inspection. Long-term averages from four weather stations show the spread:

| Weather station | Average August high | Average January low | Days a year at 90°F or more | Nights a year at 32°F or less |
| --- | --- | --- | --- | --- |
| Santa Monica Pier (coast) | 72.1°F | 49.2°F | 0.7 | 0 |
| Pasadena (San Gabriel Valley) | 89.2°F | 42.6°F | 55.6 | 3.2 |
| Woodland Hills, Pierce College (San Fernando Valley) | 95.4°F | 39.3°F | 101.6 | 17.5 |
| Lancaster, Fox Field (Antelope Valley) | 95.9°F | 30.8°F | 99.5 | 70 |

- **Beach cities** such as Santa Monica, Redondo Beach, Manhattan Beach, Long Beach and Oxnard rarely see heat, but damp, salty ocean air works on metal flashing, vents and fasteners. Rusted flashing is one of the first things to check on a roof near the coast.
- **Inland valleys** (the San Fernando, San Gabriel, Santa Clarita and Simi valleys) are far hotter: the Woodland Hills station averages over 100 days a year at 90°F or more, and Pasadena over 50. Heat and sun dry out asphalt shingles and flat-roof membranes, so cracked, brittle surfaces and open seams show up sooner than on the coast. A reflective cool roof pays off most where summers are hottest; see the [cool roof requirements in California](https://aacaliforniaroofing.com/cool-roof-requirements-los-angeles/).
- **The high desert** around Lancaster and Palmdale adds freezing nights to the summer heat. A roof that swings from hot afternoons to frost night after night puts extra stress on sealants, flashing and any cracked tile or shingle.
